A commercial dish machine has one job that matters most to an inspector: it has to sanitize. If a high-temperature machine can't reach the required final rinse temperature, dishes aren't being properly sanitized — and that's a violation waiting to happen on your next NYC health inspection.

What the temperature rules require

High-temperature machines rely on hot water to sanitize, with a booster heater raising the final rinse well above wash temperature. Low-temperature (chemical) machines use a sanitizer instead of heat. Either way, the machine has to consistently hit its target — and if it can't, dishes don't come out sanitized.

Common causes of low sanitizing temperature

A failing booster heater

The booster heater is the most common culprit on high-temp machines. A failed element or thermostat means the final rinse never gets hot enough.

A bad thermostat or temperature sensor

If the machine can't read temperature correctly, it can't control it. A drifting sensor leads to inconsistent rinse temperatures.

Scale and sediment buildup

Hard-water scale on elements and in lines insulates the heater and restricts flow, dragging temperature down over time.

Low incoming water temperature or pressure

If the water reaching the machine is too cool or the flow is too low, even a healthy booster can't catch up during the rinse.

For low-temp (chemical) machines

On chemical-sanitizing machines, the issue is usually the sanitizer, not the heat: an empty container, a clogged or failed dispenser, or worn tubing means dishes aren't getting the concentration they need. Check the sanitizer level and dispenser first.
